FHA loan limits have increased for 2026, giving buyers more purchasing power in today’s market. The new FHA loan limit for a single family home now starts at $541,287 in most areas and goes up to $1,249,125 in high cost counties.
Multi unit properties also saw increases, with limits reaching over $2.4 million for four unit homes in select areas. These higher limits mean buyers can qualify for more home options while still benefiting from FHA’s low down payment and flexible credit guidelines.
