You're still obligated to continue making your monthly mortgage payments. Missing payments for 120 days could lead to the initiation of foreclosure proceedings.

Here are a couple of options to offer temporary relief..

Conventional loans- Call the FHFA Disaster Hotline at 888-995-4673 to request a mortgage forbearance.

FHA or VA Loans- Contact HUD at 800-569-4287 to freeze your payments temporarily.

If you want a simple way to estimate how much home you can afford to buy with a minimum down payment...

Take your gross monthly income x.3 (this will give you 30% of your gross income) x150

$10,000 x .3 = $3,000 $3,000 x 150 = $450,000

This is what you should be able to comfortable qualify for as a purchase price in our current market.

There will be a 10k-15k range depending on your monthly debt. This calculation factors in a reasonable amount of monthly debt.

Borrower paid compensation (BPC) refers to a payment structure in the mortgage industry where the borrower directly pays the mortgage broker for their services.

When you properly structure BPC in our market it is a very powerful tool.

When consumers go to banks, lenders, and brokers to obtain a mortgage, the loan officers compensation is built into the interest rate along with the company’s overhead cost. This is also known in the industry as lender-paid compensation.

This is one of the reasons why rates vary from company to company.

Mortgage brokers can offer BPC.

When we utilize borrower paid compensation, compensation is pulled out of the rate and paid at closing. Resulting in the rate dropping and an increase in closing cost because the borrower is directly paying the mortgage broker for the loan officers compensation.

We than want to take advantage of our current market, and utilize seller concessions, leaving the borrower with a lower interest rate and having the additional closing costs to be covered by the seller.

Unlike many loan officers who are bound of their company’s policies, Blackdot Mortgage and each employee has full control over the compensation amount.. We have the ability and flexibility to reduce the borrower-paid compensation on all BPC transactions.
