🚨 Big condo financing changes are coming! 🚨

Starting August 3, 2026, all conventional condo loans will require a full project review—including the HOA budget, master insurance policy, and condo questionnaire. Plus, reserve funding requirements are changing, reserve studies will have stricter guidelines, and these rules will now apply to condo communities with 10+ units.

Looking ahead to January 2027, HOAs will also need to increase reserve funding from 10% to 15% of their annual budget.

The good news? Updated insurance guidelines may help reduce HOA insurance costs and make financing easier in some cases.

If you’re buying, selling, refinancing, or managing a condo, these updates could impact your transaction. Have questions about how the new rules affect you? Send me a message—I’m happy to help.

HOMES WITH RATE BUYDOWNS AVAILABLE!

Lower your monthly payment and make homeownership more affordable with seller-paid incentives.

What is a rate buydown?

A rate buydown is when the seller contributes funds to lower your interest rate, helping reduce your monthly mortgage payment.

Lower monthly payments = more room in your budget for the things that matter most.

These featured homes currently offer rate buydown opportunities for qualified buyers.

Interested in one of these properties?
Send me a DM and I’ll show you how much a rate buydown could save you each month!

Buying a home? Avoid financing a car, opening new credit cards, or making major purchases until after closing.

Even if you’re pre-approved, new debt can impact your credit score and debt-to-income ratio, which could affect your mortgage approval.

The best move during the loan process? Keep your finances consistent until the keys are in your hand.

Questions about what you should or shouldn’t do during the loan process? Send me a message!
