Using IRR Sensitivity Analysis and Max Purchase Price together.

Instead of looking at one IRR, I now analyze:
• Worst case
• Base case
• Best case

to understand how returns change with rent and appreciation.

Then I take it one step further:

👉 Solve for the **maximum purchase price** based on a target IRR

Key takeaway:

👉 One number isn’t enough
👉 Price determines the deal

This shifts the question from:
“Is this a good deal?”
to
“At what price does this deal make sense?”
