Here is the Economic Calendar for March 2025! Important dates include THIS Wednesday 3/12 when the CPI report for February is released, NEXT Wednesday 3/19 when the FED meets, and Thursday 3/27 when the GDP report is released.

Did your mortgage payment increase to start the year?

If so, please keep in mind that the principal and interest payments on a fixed rate mortgage will not change for the life of the loan. What actually happened: your escrow payment increased causing your total monthly payment to go up. This process is both normal and, well, extremely annoying.

However, First Coast Mortgage has the ability waive escrow accounts for conventional loans with less than 20% down and for VA loans! You make the loan payment each month and handle the taxes and homeowner's insurance on your own!

The final CPI report for 2024 dropped today. While headline inflation ticked up from 2.7% in November to 2.9% in December, core CPI dropped from 3.3% to 3.2%. Mortgage rates have reacted positively to the report this morning. It is still unlikely that the FED will do any rate cuts in Q1 2025 due to rising inflation and a strong labor market. However, the mixed results also eliminate any thoughts of a rate hike that some have suggested to combat the recent spike in inflation. A “wait and see” approach will be most likely.

Rates have ticked back up. Agents, if you have a listing that's sitting, talk to your sellers about rate buydowns. This mortgage feature can help keep home prices high while getting buyer a monthly payment they are comfortable with.

After a brief pullback during much of May, mortgage rates began rising again last week.
