Sometimes the right house really does wait for you. 🏡

My client found the perfect home right before she had to go outbidbthe area for work. There simply wasn’t time to put in an offer before she left, so she had to walk away and hope another opportunity would come along.

Thirty days later, she came home—and the house was still available.

With the help of Raul Brito, she put in the offer, and today she gets the keys. I’d say this one was meant to be.

If you haven’t filed your taxes yet, don’t ignore it — especially if you’re planning to buy a home.

You may need to file an extension, pay what you owe, or set up a payment plan.

Mortgage approvals can get complicated when tax filings or tax debts are unresolved, so it’s better to talk through it early instead of waiting until you’re under contract.

The cleaner the plan upfront, the smoother the closing.

Don’t wait until your lease is almost over to start planning. Beginning the mortgage conversation 4–6 months early can give you time to prepare, avoid rushed decisions, and create a smoother move from renting to homeownership.

Your first mortgage payment is generally due on the first day of the second month after closing, which may also give you some breathing room during the transition.

If your lease ends within the next six months, now is a good time to start the conversation.

Forever home under contract.

This one feels special.

Not because the house is perfect on paper.
Not because the process is always simple.
But, because the right plan can make the path home feel a lot more clear.

When I work with a buyer, I am not just looking at whether they can get approved.

I am looking at the full picture:

Can this payment work comfortably?
Does the loan structure make sense?
Are we setting up this the right way from the start?
Will this help them move forward with confidence instead of stress?

Because getting under contract is exciting, but getting there with a plan that actually supports your life is what matters the most.

A forever home is more than four walls and a roof.

It is where the next chapter starts.
It is where routines are built.
It is where families gather.
It is where life starts to feel a little more settled.

And here in the Lowcountry, home has a way of meaning more.

One of the biggest mistakes buyers make is starting with this question:

“How much can I get approved for?”

That number matters, but it should not be the only number guiding your decision.

A better question is:

“What payment actually supports the life I’m building?”

Because the maximum approval amount and the right purchase price are not always the same thing.

You still have groceries, utilities, gas, childcare, savings goals, repairs, travel, hobbies, and the everyday cost of actually living in the home after closing.

That is why mortgage strategy matters.

Before you start shopping, we should look at the full picture:

Your income
Your monthly obligations
Your cash to close
Your reserves
Your comfort level
Your long-term goals
And what life looks like after the keys are in your hand

The goal is not to stretch you to the highest number possible.

The goal is to help you buy with clarity, confidence, and a plan that still makes sense after closing day.

Because the right mortgage should not just help you get into the house.

It should support the life you want to build there.
