Down payment assistance is not limited to first-time or lower-income buyers.

As of July 1, 2026, 2,746 homeownership assistance programs were available nationwide-67 more than the prior quarter. Of those, 62% serve households earning above $100,000.

Depending on the program, assistance may help cover a down payment or closing costs, or support a rate buydown. It may also reduce loan-to-value by an average of 8.8%. Eligibility and terms vary; the right option depends on your circumstances.

That credit score might look scary… but don’t let it scare you away from homeownership. 👻

One of the biggest mistakes I see potential buyers make is assuming their credit score automatically means they can’t buy a home. They see a number they don’t love and count themselves out before we’ve even looked at the full picture.

Your score matters, but it’s only one part of your mortgage profile. Income, debt, assets, payment history, loan program, and available assistance options can all play a role.

And if you’re not ready today? That’s okay too. Sometimes the first step isn’t getting approved. It’s finding out exactly what needs to change so we can build a plan to get you there.

✨ CLOSING SPOTLIGHT | The Williams Family 🏡🔑

Some closings just hit a little differently. ❤️

When the Williams family came to Prospering Home Loans, they were already in the middle of their homebuying journey. After experiencing some unexpected changes with their previous transaction, they came to us understandably cautious and determined to make sure things went differently this time.

And I don’t blame them one bit.

As we worked through the process together, they ultimately made the decision that the home they were pursuing simply wasn’t their home. Instead of settling, they kept going. They stayed patient. They trusted the process. And eventually, they found the one, a beautiful Landmark 24 home that they can officially call their own. 🖤💛

I know there were moments throughout this transaction when they were waiting for the other shoe to drop because of what they had previously experienced. So seeing those keys finally placed in their hands made this closing that much sweeter.

And this one was truly a team effort. Mrs. Williams and Bethann shared a special connection throughout this journey. In those moments when the anxiety crept in, Bethann was there to reassure her, encourage her, pray with her, and remind her to keep the faith. That kind of relationship with our clients means everything to me because sometimes getting to the closing table is about more than paperwork and loan conditions. Sometimes it’s about having someone beside you who understands exactly what you need in that moment. ❤️
