Retired, plenty in savings, and no pay stub to show a lender?

That is not a dead end. There is a standard way to qualify on what you have instead of what you get paid. The lender verifies your eligible assets and turns them into a monthly qualifying figure. Nothing gets sold. Your investments stay invested.

Freddie Mac also rewrote its version of this rule in 2026, and it is friendlier than it used to be.

Signing the papers is not the moment you own the house.

In Florida, closing happens when the documents are delivered AND the closing agent has collected all the money. That is why some buyers get keys at the table and some get a phone call that afternoon.

Most people also do not know Florida does not require an attorney at closing. A title agent usually runs it.

And the one thing that can go wrong for good is the wire. Never follow wire instructions from an email. Call a number you already trust.

The Fed sits down today. You will not hear a word until Wednesday afternoon.

And when they talk, the part that moves the mortgage market may not be the decision. It is the wording, and what the chair says live in the press conference after.

This one is a squeeze. September jobs came in soft. September inflation came in hot, mostly from the gas pump.

If you are closing soon, know your lock and when it expires before Wednesday. Do not float a near closing to gamble on a press conference.

When a parent "co-signs" a mortgage, they usually are not a backup signature. They become a full borrower.

Every payment is on them too. A late payment lands on both credit reports. And the loan counts against their own borrowing the next time they want to refinance or buy.

It can still be the right move. FHA is friendlier to family than to friends, and conventional loans have a clean way to get the payment off the parent's numbers later, if the kid pays it from their own account. Every month.

Most people hear "film it in one take" and think it means nail it.

Start to finish, no stumbles, like a news anchor. So they hit record, trip on the third sentence, stop, and start over. By take nine they hate their own face and the video never gets posted.

That is not what one take means.

One take means one recording session. You flub a line, you breathe, you say it again, and you keep rolling. Then you pull up the transcript, delete the bad line off the text, and the video cuts itself.

When I open my class I flub a line on purpose in front of the whole room. Then I keep going. A few minutes later that line is gone and nobody ever knows it was there.

Twelve takes and nothing posted loses to one take with a mistake in it. Every time.

What is the video you keep meaning to make and have not?

Found the next house before you sold this one? You are not stuck. You just have to pick which trade-off you can live with.

Make the offer contingent on selling, and sellers see the weakest offer on the table. Use a bridge loan, and you pay more for the speed. A HELOC can work, but most lenders will not open one once your house is listed. Carry both payments only if your income truly can. Or sell first and rent it back for a short stretch.

None of these is wrong. Picking blind is.

Your credit report says your student loan payment is zero. The underwriter may not agree.

Deferred loans and income-driven plans still count when you apply for a mortgage. And the number used depends on the loan type. Fannie Mae, Freddie Mac, FHA and VA each handle a zero or low payment their own way.

Same borrower, same loans, four different qualifying numbers.

Grab your latest servicer statements before you apply, and do not switch plans mid-loan without a conversation first. Full breakdown is on the site. Link in the comments.

Buying a winter place in Florida this season? Answer one question honestly first. Are you going to live in it, or rent it out?

A second home is a place you actually use yourself part of the year. An investment property is one you rent for income. Lenders qualify, price and document them differently, and the box you check is a legal statement.

Mandatory rental pools, a management company running the calendar, a lease signed before closing. Any of those usually means investment, not second home.

Buy it honestly as what it is. Full breakdown is on the site. Link in the comments.

I came across a number this year and I have not been able to put it down.

The average real estate lead in 2026 costs about five hundred and three dollars. Up twelve percent from last year. And the conversion rate did not move. Still two to five percent, same as always.

So you are paying twelve percent more for the identical result.

Do the math on the good end. One in twenty at five hundred bucks a piece is ten grand for one closing. On the bad end it is fifty leads and you are past twenty five thousand.

I am not telling you paid leads are a scam. Some people run them well. But here is what I think is really going on. A purchased lead is a stranger who filled out a form at eleven at night, and four other people called before you did. You are not competing on being good. You are competing on who dialed first.

You cannot buy a lead from somebody who already knows you. That product does not exist. The only way to get that person is to build them, slowly, in public, before they need you.

That costs nothing and it is uncomfortable, which is exactly why most people would rather pay the five hundred and three.

Amendment 3 is on your ballot November 3, and I am not here to tell you how to vote.

People just keep asking me what it does to a mortgage.

In plain English, it would raise the homestead exemption on the non-school part of your tax bill. School taxes stay. Second homes and rentals get a lower cap on assessment increases, not a new exemption. And people who move here after this year would wait a while for the bigger number.

Property tax sits inside your escrow and your approval, so this matters. But nobody should buy a house on a vote that has not happened yet.
