Most people right now are reacting to the headline. The opportunity is sitting one layer underneath it.
Here’s what I’m actually seeing on the files crossing my desk. Sellers are still negotiating. Buyers are still getting concessions that bring their closing costs down and keep cash in their pocket at the table. The deals are there… they’re just not landing in the laps of the people waiting for a headline to tell them it’s safe.
This market isn’t rewarding the cookie-cutter approach anymore. It’s rewarding strategy. Creativity. A little patience, and somebody who knows how to structure a deal instead of just process one.
So no, this is not a time to panic. It’s a time to be intentional.
