A few years back, my SDIRA (self-directed IRA) made a 25k investment into an apartment building in TX with a bunch of other people.
Just 3 short years later, that 25k turned into almost 50k, a return of nearly 100% and done 100% PASSIVELY!
The guys who bought the building did all the work, and my SDIRA money just worked passively.
In fact, my SDIRA earned 8% per year for the 3 years it was invested, and when the group sold the building, my SDIRA received over 17k of additional profit.
Overall, my average annual return ended up being around 30%, which is more than DOUBLE what I've seen in other real estate lending deals.
All of this was done WITHOUT swinging a hammer, taking on debt, having to find the property, having to manage tenants, having to market & sell the property, etc.
Passive investing is just one of the many strategies that I coach my clients on.
If you have an old 401k from a previous employer sitting dormant or invested into intangible assets that you have no idea about (like I did), you really need to consider rolling those funds into a SDIRA and looking at the various ways you can invest or lend the funds into real estate equity or debt.
Or maybe you have equity in your home that is not earning any kind of return. Have you considered getting a HELOC and using the funds to invest into real estate passively?
There are many ways to leverage "lazy" money and put it to work passively...
We have all heard it before... "put your money to work for you, don't work for your money."
