How I went from $50,000 in the hole to nine figures in closed volume by doing less of the work myself.
In 2014 I put about $30,000 into education and almost $20,000 into marketing before I closed a single deal. Six months, fifty grand, nothing.
I was still at Johnson & Johnson then, working the corporate job all day and real estate at night.
Broke on the real estate side, and too proud to tell anyone how bad it was going.
Today profitable deals come to me on autopilot. Sourced, analyzed, and matched to capital through our own AI system before I ever look at them.
I do not pull lists. I do not chase sellers. My job is deciding which ones we do.
Nine figures closed since 2014, and my calendar is not the bottleneck anymore.
So here's what I did to make it happen:
1. I stopped trying to find every deal myself. I had no deals. I had a cash buyer list. So I partnered with the guys who could source but couldn't move them. Deal flow solved, no more marketing spend.
2. I hired my first VA two weeks in. Couldn't afford it. Knew I'd be the bottleneck if I didn't. Worked with over a hundred skilled assistants since.
3. Watched a guy run deal structuring through AI last year. Faster than anything I'd seen in twelve years. So we started building ours that week, layered on the same systems and framework that closed hundreds of deals for us already.
Now the same AI system we built finds off-market deals and funds them on autopilot. All I do is pick.
Twelve years in, same lesson in new clothes. You don't get paid for doing all of it yourself.
