Online quotes only see your address and your home's age. They don't see your roof, your wind mitigation credits, or your claims history, and those are exactly what move the real number.

Two words people mix up all the time: premium and coverage. Your premium is what you pay for the policy. Monthly, every six months, or annually. Your coverage is what the policy actually pays for when something goes wrong. Why does this matter? Because the cheapest premium isn't always the best deal. A low premium with weak coverage can cost you tens of thousands when you actually need to file a claim. When you shop for insurance, don't just ask "how much is it?" Ask "what does it cover?"

A quick note since this comes up every August.

Flood is a separate policy from your home insurance. That surprises a lot of people, so worth flagging.

The reason I mention it now: there's a 30 day waiting period on most flood policies before coverage starts. So if it's something you'd want in place for this season, mid August is really the window to look at it.

And you don't have to live near the water for it to make sense. FEMA says roughly a third of flood claims come from properties outside high risk zones.

Monday mornings this time of year, I get a version of the same call. "My homeowners policy covers flooding, right?"

It doesn't. Not standard homeowners coverage, anyway. That one catches more people off guard than almost anything else I talk about, usually right after a storm instead of before.

The best time to look at your insurance is before you need it.

Not after the accident. Not after the storm. Not after you find out the coverage you thought you had wasn't actually there.

Most of the people I talk to who are really glad they called did it on a regular Tuesday. Nothing dramatic happened. They just decided it was time to make sure everything still made sense.
