Wrapped up my final closing of 2025 today 🎉

These buyers stayed persistent, trusted the process, and found the perfect home just before the New Year. Couldn’t be happier for them.

By closing before 12/31, they qualify for Florida’s Homestead Exemption starting in 2026 instead of waiting until 2027. That means a lower assessed value and thousands saved in property taxes next year — not something to overlook.

Coastal Friends: a friendly hurricane season reminder... 🏝️🌀🌊⛈️🏠

If you’re under contract to buy a home, one of the most important steps is locking in your homeowners insurance early.

We’ve all seen how recent storms have disrupted life in Florida from major property damage to delayed closings. Now, Tropical Storm Erin is spinning in the Atlantic. It’s still early, but Erin has the potential to impact Florida and other coastal markets later this week into next week.

And here’s the thing: once a tropical storm or hurricane gets a name, insurance companies can put Florida into what’s called The No Bind Box - meaning no new policies can be written or changed until the storm passes.

If your insurance isn’t bound before that happens, you can’t close until the freeze is lifted. That can mean delays, added costs, or even losing the home to another buyer.

Better to be safe than sorry and now especially during hurricane season, getting your insurance bound as soon as you go under contract is one of the easiest ways to avoid last-minute surprises.
