5.0 star review received on Experience.com for Joe Jacobs by Meagan G - Joe is absolutely amazing to work with. As first-time homebuyers, we had no idea how the process worked or what we were getting ourselves into. Joe answered EVERY question (quickly too!) and never made us feel silly for asking. He would run numbers and give us different scenarios to help us make the best financial decision. I really couldn't have asked for a better experience. We will defiantly be sending friends and family his way!

Mortgage applications have surged to a three-year high, demonstrating significant demand as buyers respond to recent rate fluctuations. While rates have shown volatility due to geopolitical concerns, the overall picture remains strong. Programs like CalHFA down payment assistance are making homeownership more accessible than ever. Stay informed as we approach the upcoming Fed meeting, which could shape future expectations.

The housing market is experiencing a notable uptick, with purchase applications up 16% and home sales at their highest in nearly three years. Despite some misleading foreclosure headlines, the reality shows stability with filings at just 0.26% of housing units. As policy proposals emerge, their impact remains limited. Educate clients on leveraging existing resources like 401(k) funds for home purchases.

Happy Thanksgiving Week!

This week’s housing market update breaks down the key data you need in under 3 minutes...including the release of the new 2026 conforming loan limits.

Here’s what I cover in the video:

- Mortgage rates improving from 6.38% to 6.22%, near 3-year lows
- The Fed’s 84.9% probability of a December rate cut
- Upcoming jobs and inflation data that could shift the outlook
- Why the viral “50% crash” headline is pure clickbait
- Underwater mortgages at only 1.6%, still extremely healthy
- Pending home sales up 1.9% and sellers adjusting pricing
- Case-Shiller confirming home prices continue to rise
- And the newly released 2026 conforming loan limits to $832,750

The jobs report came out today better than expected, although unemployment ticked slightly higher. Because of that mix, we saw a small improvement in rates since yesterday...but overall, we’re still hovering in the same 6.30–6.38% range.

In the video I break down:

• Why the foreclosure headlines are wildly misleading (California’s real rate is just 0.0293%)
• Who might actually be feeling pressure right now
• And why 6% is the magic number that brings investors back into the market

Lots of moving pieces in real estate right now, but the big picture is clearer than the headlines suggest. 👇
