Due to a health related emergency, Our speaker has changed. This month's speaker will be Blythe Camenson. After 10 years as a Realtor with Century 21, Blythe recently received her QB and is now on her own as Blythe Camenson Real Estate Services. She has been a designer/renovator/investor for more than 30 years. She will present: The Ins and Outs of Running a Short-term Vacation Rental Business

Blythe will discuss how to get started in the short-term vacation rental business: What type of properties and which locations work best, Where to List, the Pros and Cons of several web based services (VRBO, Airbnb etc), Pricing, Income and Expenses, Developing your Rental Agreement and other decisions about the services you'll provide.

This month's speaker will be Alan Feuer, ACE (Associate Certified Entomologist) Technical Director, Preventive Pest Control. Class topic will be Termite reality and other wood pests. Also critical pests that affect property management or property transfer such as bedbugs, rodents, pigeons

This is Alan's 29th year in pest management. He is currently Chairman of the Wood Destroying Organism Committee of the National Pest Management Association, Certified Instructor for New Mexico Real Estate Commission and Dept. of Agriculture.

When looking at multi-family investment properties it is good to use "norms" of expenses and vacancies. We use 50% expenses and 10% vacancy. The 50% seems high to some but when you allocate 25% towards fixed costs, i.e. sewer, garbage, water, back-office admin, bookkeeping, etc., this is a good rule of thumb. The remaining 25% should be used for CapEx reserves and other, "unexpected/expected" repairs/replacements to roof, ac, heat, appliances, paving, electrical, etc.

Marc Coan, our speaker was amazing as he educated everyone on Multi Family vs. Single Family investing, Pro's and Con's. We have lots of room to grow and had a group of around 20. A nice show of support. Thank you to George Paul at Gold Financial for the excellent food and drinks!
