These are mortgages that exceed the standard local conforming loan limits—numbers that adjust each year and can be notably higher in some high-cost areas of the US. With over 27 years guiding clients through the mortgage process here in Santa Fe and Northern New Mexico, I’ve seen that jumbo loans can open doors for buyers with good-to-excellent credit, especially those seeking larger properties or unique homes. While rates can be competitive for well-qualified applicants, lenders may price these loans higher than conventional mortgages because they carry more risk.

Jumbo loan applications typically require a bit more preparation: think two years of tax returns, W-2s or bank statements, a down payment of 10% to 20%, and cash reserves that could cover anywhere from six to thirty-six months.
