Traditional underwriting only tells you whether an STR works as it sits today.

The better opportunity is figuring out how to improve the entire deal.

Buy on terms to reduce your cash outlay and secure better debt.

Elevate the property through design, amenities and photography so you’re competing with the top 1–5% of the market—not the average listing.

Operate it like a business. Listing optimization, dynamic pricing and revenue management can materially change the performance of the asset.

Then look at the tax side. Cost segregation, bonus depreciation and qualifying material participation can create substantial tax benefits for the right investor.

The goal isn’t just to buy an STR.

Pretty solid month 💪

5 creative finance STR transactions across 4 states.

A few closed this month in LA + OK, with 2 more scheduled to close in CA + TX.

Combined purchase price:

$2,904,000

Total cash required to close across all 5:

$161,454

That’s about 5.6% of the combined purchase prices.

A few examples of the structures:

2 transactions — $0 down

1 transaction — 9% down with a blended 4.5% rate

CA — 14% down at 5.62%

TX — 9% down at 6.35%

All fully furnished STRs.

Then there’s the tax side.

Estimated Year 1 accelerated depreciation using cost segregation:

$740,520

Potential federal tax savings at a 37% marginal tax rate:

$273,992

Obviously every deal and every tax situation is different.

But this is why I think creative finance is so much more interesting than simply asking:

“What’s the purchase price?”

I want to know:

What’s the entry?
What’s the rate?
What’s the debt structure?
What are the tax advantages?
What are the exit options?

Because sometimes the terms matter just as much as the price.

Your listing isn’t sitting because it’s a bad property. It’s sitting because it doesn’t fit a bank’s box anymore.

Rates and down payment requirements have priced out a huge chunk of your buyer pool. That doesn’t mean the buyer pool is gone. It means the financing needs to look different.

Subject-To, seller financing and wraps are a few ways a buyer can step in without new underwriting, without a new rate, without 20-25% down. With the right documents recorded properly, you (or your seller) stay fully secured, often in the same position as a bank issuing a HELOC.

If a listing isn’t moving the traditional way, creative finance might be the option nobody’s shown you yet.
