Mortgage rates have come down over 1.50% since May, but home prices are still expected to increase. The lower interest rates are bringing more buyers into a market that does not have enough homes for sale.

The PCE, Personal Consumption Expenditures index of inflation, came in as expected, at 2.6% inflation year over year. Month over month was almost unchanged. Bond and mortgage yields are slightly lower on the news, since the tame inflation data increases the chances of the Federal Reserve Board cutting short term rates later this year.

Today, the Federal Reserve's preferred inflation measure showed a further slow down and we will get additional insight on consumer sentiment.

The Federal Reserve Board announced today that they will leave rates unchanged again. They indicated that they expect to make one rate change this year. Inflation remains elevated, though we did get some lower readings for inflation today with the Consumer Price Index coming in slightly lower than expected.

The Federal Reserve said Wednesday it is keeping its benchmark lending rates at their current levels for the seventh time in a row, while signaling fewer rate cuts than previously estimated.

Core Logic, a home price tracking service, reports that home price appreciation in April was at 5.30% year over year from April 2023. Prices were also up from March. The appreciation rate in March was over 6%. The housing market remains tight, as "Golden Handcuffs" are keeping homeowners locked into their affordable homes with sub 4% mortgage rates. A lot of these folks cannot afford to sell their current residence and move to a bigger home, since their mortgage payments would double. It's a real problem for the buyers right now...
