📉 Looks like rates keep edging down one step at a time — and that’s going to be great for housing in 2026.

We’ll see many younger buyers who traditionally would have purchased in their mid-20s now doing so in their 30s. After several years of limited affordability, their incomes have grown, and they’re finally on solid financial footing.

We’ll also likely see more homeowners—especially empty nesters—who’ve delayed selling because of their low mortgage rates finally make a move. For many, that means transitioning into their dream next home… one that’s single-story or in the location they’ve always wanted.

This shift, which usually happens sooner, was postponed by the “golden handcuffs” of ultra-low rates.

🏡 Overall, lower interest rates should help keep home values stable and open new opportunities for first-time buyers and long-term investors alike.

Mortgage rates dipped to 6.23% as markets expect a December Fed cut. Lower rates, rising sales, and improving buyer conditions could bring real housing momentum into 2026.
