$6.825M 1st TD Commercial “Cash Out” Refi of two SB Industrial Properties

In October, the SBCF provided a $6.8M “Cash Out” Refinancing of an owner-occupied SB Industrial Property. The funds provided permanent working capital for our Borrower’s business venture. We’ve known our clients for 20 years, and we appreciated the opportunity to meet their timely request!

Why use the SBCF for a “Cash Out” real estate secured loan?

Converting your commercial or investor residential real estate equity to cash for a business purpose is a niche that the SBCF specializes in. These types of loans usually work well when secured with long-term real estate holdings that have accumulated significant equity. The SBCF “Cash Out” loan is typically a bridge to a permanent bank or mortgage loan. Banks are usually reluctant to provide the necessary cash out needed but are more than willing to refinance the temporary SBCF bridge loan as a straight refinancing (with no “cash out”). Our banking background/expertise allows us to guide clients through this successful bridge…allowing clients to maintain their existing real estate holdings while accessing much needed cash to create additional value!

November Investment Opportunity…The Santa Barbara Commercial Fund (SBCF) is projecting 4th quarter investor returns of ~9.125% (annualized) with the ability to place up to $12M in new investment in November. The SBCF 3rd quarter yield was 9%, with 2024 YTD returns of 8.78%.

In the past 6 weeks, KJCapital and the Santa Barbara Commercial Fund have arranged $8,310,404 in loans to small business owners, developers, landlords, and professionals to help them meet the challenges and opportunities presented by the pandemic. We are so proud of how our local business owners & leaders have responded, and we are truly thankful for community banks like American Riviera Bank and Montecito Bank & Trust that have delivered on the PPP loans.

6 weeks ago we all joined together to flatten the curve and we were successful, it’s now time we re-open responsibly. Opening up will take leadership and thoughtful decision-making…if too slow or too restrictive with an uncertain future, business owners will be faced with difficult decisions about risking additional capital. The government has been very generous with the PPP funds which are a bridge for March & April, beyond that requires capital to retain employees, to invest, to sacrifice, and to ultimately secure a return on that investment.
