Rates have been pretty stable this month but ended last week near their highest levels. Most borrowers wouldn't see a change in rate, but may see a difference in the credit or points needed to get that rate.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝘄𝗼𝗿𝘀𝗲𝗻 👎
Rates could move higher this week as oil prices rise on increased tensions in the Middle East and markets worry the Fed may hike rates at its next meeting. Any increase may be small, but it's tough to see rates moving much lower from here.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
• Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.

Starting a new job while buying a home? Here’s what I want you to know. 👇

Please talk to me before you put in your notice. 😅

Changing jobs doesn’t automatically mean you can’t buy a home, but the timing matters.

If you’re starting a new job, I’m going to need to know:

👉 When is your last day at your current job?
👉 When does the new job officially start?
👉 What will your new pay be?
👉 Are there any conditions you still have to complete?
👉 When are we planning to close?

Depending on your loan type, we may also need an offer letter and additional documentation before we can use that new income to qualify.

This is one of those situations where I’d much rather you call me before making the change than tell me after everything is already in motion. 😂
