This is the 3rd video in a 6-Part Series, and it is about your income and what we use to help you qualify for a mortgage.
A method to figure out how much you can qualify for isn’t just looking at your income, it’s also looking at your debts.
This DOES not include everything you pay for in a month.
We use a qualifying ratio called the Debt-To-Income ratio (DTI).
It takes your Debt (Car loan, student loan, mortgage payment(s) and credit card payment(s)) and divides that by your monthly income.
Soooo lets gooooo!

For example - when it was built, when it was first sold, who bought it before you.
You would think giving out all this information should be illegal LOL.
Title companies actually record all this information to provide (all neatly packaged in a bow) to Loan Officers.
I will actually show you the online platform Stewart Title uses (the company that Robert Osorio works for).
We’ll look up a random property and see what information we can find!
