It's nearly spring, and along with all of the flora, the housing market is turning "ripe" for buyers!

According to the latest Realtor.com Weekly Housing Trends Report, active inventory has risen 7.1% year-over-year, giving home shoppers many more listing options than they had this time last year. 📈

Even better news for potential buyers is the fact that the median list price has fallen 2.4% compared to 2025, marking the 18th straight week of flat or negative price growth for new listings. 📉💰

"Slow and steady" might be the name of the game in 2026's housing market recovery.

After years of depressed activity due to stubbornly high interest rates, Gary Keller - co-founder of Keller Williams - is forecasting a year of "steady improvement", rather than overnight shifts. According to a recent article from HousingWire, Keller cites his expectation of a healthier "tug of war" between buyers and sellers as inventory levels stabilize.

Experts predict a gradual rise in home sales to around 4.4 million transactions, supported by mortgage rates that are expected to drift into the low 6s or even the high 5s. It may be hyperbolic, but you can't deny that we've all seen the AI-generated listing descriptions and retouched photos. Is this our new normal? Or is the industry shifting towards an AI reckoning?

According to a recent article by the website Real Estate News, the industry now must move past the "wow" factor of AI's capabilities and enter a phase where hard questions need answers, including:
