Just a quick note on rates & debt consolidation. Rates are the lowest they've been in 2017. Properties have continued to appreciate. It is an excellent time to consolidate debts and convert to a 15 year. You can actually lower your total outgoing payment and save money monthly. And save huge $ by eliminating years till paid off. If you save 5 years that is most likely a minimum of 60,000 dollars. And as always I can do this at no or low cost. Call me for your custom tailored scenario with no obligation.

I just competed against a builders "Preferred Lender". The builder incentivizes with 4,000 in seller paid closing costs for using them. I still beat them by $1,000. Really proud moment!
