3D printing houses! As a realtor, appraiser, I have questions regarding value, quality, safety in addition to expected economic life of the property; A traditional build is about 75-100 years life expectancy!

What's up Friday!?

Due to increased of your property values whether over the last year or so...
Whats good about your property in CA is "prop 13," where your property tax does not get reassessed!

Most other states will reassessed your property tax and if your property value increased you'll be paying higher property tax....then again your property value may not be as expensive as many CA properties 😜

Happy New Year All...

Starting off this year w/ my investor's purchase of this property in Brentwood.
Today we're doing home,termite and roof inspections. Subject appears to be sound w/just cosmetic TLC. I negotiated $17,000 seller pay buyer's closing cost, in this market ( high demand low supply) it's rare to get. Sale price $647,000 $17,000 seller credit - how is it possible? Negotiation and it helps that I am an Appraiser and a Realtor ( extra insight!)
My investor's mortgage payment is less than what he will rent it out for, positive cash flow.
Additional bonus, $50k instant equity.
