Golf has taught me a lot about patience.

You cannot rush a good swing. You cannot force the ball where you want it to go. And you definitely cannot win the round on the first hole.

Homeownership is the same way.

After 26 years in this business I have seen buyers try to time the market perfectly and miss out entirely. And I have seen buyers who just showed up prepared, made smart decisions and played the long game come out way ahead.

The Marin market right now rewards exactly that kind of patience and preparation. It is not a simple buyer's or seller's market. It is property specific. The right home, priced right, in the right location still moves. And buyers who are ready to move when that home appears are the ones who win.

Beary agrees. He has been caddying for years. πŸΎβ›³

Are you playing the long game? Let's talk. No pressure. Just a real conversation. 🏑

27 years. πŸ₯‚

Bob and I recently celebrated our anniversary with something a little different. We headed to Osmosis Day Spa in Freestone for a cedar enzyme bath and massage and it was absolutely wonderful.

If you have never heard of a cedar enzyme bath, it is exactly what it sounds like. You are nestled into a tub of warm cedar, rice bran and over 600 active plant enzymes that generate their own natural heat. It sounds wild but it is one of the most relaxing things I have ever experienced.

Osmosis is tucked away in the beautiful Sonoma County town of Freestone and the whole setting feels like a world away. Japanese garden, koi pond, the most peaceful atmosphere you can imagine.

Here is to 27 years and many more adventures together. πŸ’•

The pack just got a new cousin! 🐾

Everyone meet Rocket! He is my sister's new rescue, about 12 weeks old and already winning hearts everywhere he goes. Super cute, super friendly and fitting right into the family.

We got to spend some time together recently and watching him get to know everyone was absolutely precious. Beary was particularly interested in those nose nibbles. πŸ˜‚

Welcome to the family little Rocket! We cannot wait to watch you grow. πŸ₯Ή

There are some friendships that are just timeless. πŸ’•

My bestie Kamala has been living in a different state from me for decades now. We only get to talk or see each other a few times a year if we are lucky. But whenever we are together our friendship locks into place and feels like home.

In June she came to visit and we spent a beautiful morning walking at Blackie's Pasture in Tiburon. Beary joined us, of course. We saw dogs, birds and butterflies along the way. And an artist had installed signs with positive messages throughout the pasture that made the whole walk feel extra special.

It was a day filled with fresh air, laughter and the kind of conversation that only happens with someone who really knows you.

Love you Kam. So grateful for you. πŸ₯ΉπŸŒΏ

Mid summer check in on the market. πŸ“Š

Rates have been moving around a lot this year. We had a beautiful window in February when they dipped to their lowest levels since 2022. Then the conflict in Iran pushed them back up. And they have been bouncing around ever since.

Here is what has not changed. Marin home values remain strong. Inventory is slightly higher than last year. And sellers are more willing to negotiate than they have been in a long time.

That combination does not come around often. If you have been waiting for the right moment to buy, refinance, or tap into your home equity, I would love to look at the numbers with you and see what is actually possible right now.

No jargon. No pressure. Just clarity. 🏑

The SF Giants have had a challenging season to say the least. But a win is a win and this one was so much fun! ⚾

Bob and I went on a double date with my mom and stepdad to catch the Giants take on the Braves. Final score 5 to 0 Giants and it was one of the fastest games I have ever attended, clocking in at just over 2 hours!

We fueled up on crazy crab sandwiches and finished with Ghirardelli hot fudge sundaes. πŸ˜‹
There is nothing quite like a summer day at Oracle Park with people you love.

Let's hope the second half of the season is better than the first. Go Giants! πŸ§‘πŸ–€

This broccoli almost did not make it. πŸ₯¦

I started growing it back in March and at one point I genuinely thought I was going to have to pull the whole plant. Aphids took over and it was looking grim.

But through teamwork and a whole lot of perseverance, it survived. From that tiny baby head to a fully grown harvest, watching it come back was so satisfying.

Once it came inside, the real fun began. Chopped it up, layered it into the pan, and turned it into Chicken Divan, a family staple I grew up with. My husband gave it his full approval!

The sweet little side shoots kept on giving for weeks after the main harvest too. The broccoli season has officially come to an end, but what a fight it put up. 🌱

Anyone else battled garden pests and won this year? Tell me your victory story in the comments! πŸ‘‡

There is no better place to spend a summer than Marin County. 🌞

Morning fog burning off to reveal the most brilliant blue skies. The bay sparkling all afternoon. Trails dry and perfect for hiking. Farmers markets overflowing with summer produce. Long evenings that feel like they were made for sitting outside.

Mount Tam. Stinson Beach. Tennessee Valley. The Headlands. Point Reyes. You could spend an entire summer exploring and never run out of magic.

This is why we put down roots here. No place else comes close.

What is your favorite thing to do in Marin in summer? Tell me in the comments! πŸ‘‡πŸŒΏ

A lot of people assume the real estate market slows down in summer. Families are traveling. Kids are out of school. Nobody is buying.

Here is what I actually see after 26 years in this business. Serious buyers do not stop in summer. They just have less competition.

The buyers who were making offers in spring are still out there. But some of them took a break. That means less bidding wars and more room to negotiate on the homes that are still sitting.

If you have been thinking about buying and kept telling yourself to wait, summer in Marin might be your moment. Inventory is there. Sellers are motivated. And I am right here ready to help you put together a strategy that actually works.

No pressure. Just a real conversation. 🏑

Happy 4th of July from the pack! πŸ‡ΊπŸ‡ΈπŸΎ

First we have Pearl the Girl, wearing her patriotism right on her forehead. Then the ever so handsome Beary. And saving the best behaved for last, my perfect boy Royal, who could model for days if treats are involved. πŸ˜‚

100% real dogs. Zero AI. Just good lighting in my backyard and A LOT of treats!

Wishing you a day filled with good food, good people and lots of sunshine.
Happy Independence Day! πŸŽ†
