Big news in our house. Beary has officially graduated. ๐ŸŽ“๐Ÿถ

Since he was a puppy, Beary has been crate trained for sleeping. Since he turned one in November we have been slowly testing whether he could join the rest of the pack in the big bed. The results wereโ€ฆ not always peaceful. Elbows in the abdomen. Wrestling. Paws on the face.

But this past month something clicked. He has gradually learned to be kinder and gentler at bedtime and throughout the night.

This is what I wake up to every morning now. I would not trade it for anything. ๐Ÿ’›

Has your dog ever had a big milestone moment? Tell me in the comments! ๐Ÿ‘‡

Spring has been such a wild ride this year. Extra warm early, then rainy, and the plants just donโ€™t know what to do. ๐ŸŒฑ My mulberry tree has shot up to over 9 feet tall and the berries are ripening faster than usual because of the warmer winter. I picked the equivalent of 8 pints this past weekend alone!

You donโ€™t see mulberries in stores because their membranes are so thin they crush easily and just donโ€™t travel well. The only way to really enjoy them is straight off the tree. Worth every minute of the wait.

And that is just what is happening in one corner of the garden right now!

Broccoli forming perfect heads. Cherry tomatoes just starting to set fruit. Herbs overflowing. Kale thriving. Roses blooming. Bird of paradise doing what it does best.

Spring in Northern California hits different when you have a garden. ๐ŸŒฟ๐ŸŒน๐Ÿ…

What are you growing this season? ๐Ÿ‘‡

A lot of Marin homeowners are watching the headlines right now and wondering what this
market means for them.

Here is what the numbers actually say. Marin County median home prices are still hovering around $1.5 million. Prices in some areas have softened slightly from their peak, while prices in other areas remain red hot.

But if you have owned your home for five or more years, you have almost certainly built significant equity. Here is what most homeowners do not realize. They can put that equity to work!

Maybe you've been thinking about downsizing, relocating, remodeling or helping a child with tuition or a down payment? Your equity can provide more options and more leverage than you may think.

It can fund a renovation that adds real value. It can be the source of a down payment for your next chapter. It can help you consolidate debt and simplify your financial life.

I have done this for 26 years. Markets shift. Equity endures. Letโ€™s look at what yours could do for you. No jargon. No pressure. Just clarity. ๐Ÿก

One of my absolute favorite things about spring is stepping outside to trim fresh herbs while I cook. ๐ŸŒฟ

This spring my herb garden is absolutely thriving. Cilantro, parsley, dill, basil, rosemary, marjoram, oregano, thyme and chives. Plus some very happy kale plants I have been trimming and eating all season.

This week I put the fresh herbs to good use on a couple of homemade pizzas and they were incredible. There is nothing quite like cooking with something you grew yourself.

You truly cannot beat fresh from the garden. This is one of the great joys of living in Northern California year round.

Are you cooking with anything from your garden this spring? Tell me in the comments! ๐Ÿ‘‡๐Ÿ•

Happy Motherโ€™s Day to all the incredible women who make everything possible. ๐Ÿ’

This is one of my favorite photos. A recent quarterly girl day in Japantown with some of my favorite moms. From left to right:
My big sister, Kathy, who is a thoughtful, caring and awesome Mom and Grandma.
My Mom, Mary Kay, who has always been my inspiration for strength, independence, courage and love.
Me, mother of dogs. ๐Ÿถ๐Ÿพ
My beautiful and amazing niece, Karena. A bona fide superstar since she was born and Iโ€™m so grateful to have her nearby as an adult. She is raising my cutest and sweetest grandnephew and grandniece, Axel and Raya.

To every mother, grandmother, bonus mom, and woman who has loved and guided someone through life. Today is for you. You deserve every flower. ๐ŸŒธ

Wishing you a beautiful day filled with rest, love, and good food.

I have been in this business for over 25 years.
I have watched buyers wait for rates to drop every year since they surged higher in 2022.

Weโ€™ve had a few opportunities for improved rates in that time frame, but they always seem to be fast and fleeting. This year has been no exception. Rates hit their best levels in years this past February and buyers were finally ready to move. Then the conflict in Iran pushed them back up. And now those same buyers are waiting again.

Here is what I know after 26 years of originating loans. There is no perfect moment. There is only the right strategy. There are currently opportunities in some areas of Marin and Sonoma that we havenโ€™t seen in over a decade.

Sellers outnumber buyers. Homes are sitting longer. Sellers are negotiating. That gives prepared buyers more leverage than they have had in years, even with rates where they are.

The buyers who win in this market are not the ones who waited for perfect. They are the ones who showed up prepared, with a strategy and a mortgage professional who knows how to work in any market. That is exactly what I am here for.

No pressure. Just a real conversation about what is possible for you right now.

I love it when my clients really seem to "get me." One of my dearest clients from years past recently surprised me with this Golden Dog Ball Club print for my wall. It was such an unexpected delight to receive, and really warmed my heart.

Then, a very recent client gave me this cute little desk sign that says "Dogs Make Life Better" and I couldn't agree more! Two really cool gifts from clients who understand and appreciate me.

I'm honored, and so grateful to have such lovely people for clients. The appreciation is mutual! ๐Ÿ’•

If you've owned a home in Marin for several years, there is a good chance you have built up
significant equity.

Marin County home values have stayed remarkably strong. And a lot of homeowners are sitting on equity they have not thought much about.

That equity can do things for you. It can fund a renovation. It can help fund a child's college dreams. It can consolidate debt and simplify your finances.

A lot of people do not realize how many options they have until we actually sit down and look at the numbers together.

If you are curious about what your home equity could do for you, letโ€™s talk. I love these
conversations. No jargon. No pressure. Just clarity.

Last year we got our first small crop of berries when the tree reached about 6 feet tall. This year, the tree has shot up to over 9 feet tall and looks very promising for a great crop of berries. Here are a couple of progress pics. The berries are starting to show some color. They probably won't be ready to harvest until July, but it might be a little earlier this year because of the warmer winter.

These are my favorite berries. You don't see them in the store because their membranes are so thin that they don't travel well (they crush easily), so it's best to enjoy them right off the tree!

Worth every minute of the wait. ๐Ÿซ

One of my favorite things about April in Marin? The farmers markets are in full swing. ๐ŸŒฟ

If you havenโ€™t made it to the AIM Farmers Markets Sunday Marin Farmers Market at the Civic Center lately, April is the perfect time to go. Nearly 200 local farmers and vendors set up right there in the shadow of Frank Lloyd Wrightโ€™s masterpiece. Fresh produce, local artisans, incredible food. It is one of those Marin experiences that never gets old.

And if Sundays donโ€™t work for you, the Thursday morning market at the Veterans Memorial in San Rafael and Saturdays in Larkspur Landing Marin Country Mart Farmers' Market are both excellent.

Spring farmers market season is one of the best parts of living here. Grab your tote bag and go!

Where is your favorite Marin market? Tell me in the comments! ๐Ÿ‘‡
