Would you wait 3 years to have a free down payment?

We have an in-house assistance program that pays the entire down payment on a home, and after 36 on-time payments to your mortgage, the assistance money is forgiven.

This might seem like a no-brainer!
But what if I told you we have a similar down payment assistance program with a lower rate/payment -- but you have to pay back the assistance with 1% interest when you sell the home.

Fun to look back on this terrible prediction by Fannie Mae.
It feels like a lifetime ago that I was funding mortgages with rates in the 2s.
Today I locked one at 6.000% and it wasn't even particularly high. That's just where things are these days

Fannie Mae says mortgage rates could fall to 4.5% next year. But prospective homebuyers shouldn't use predictions as a primary guide to purchase decisions.

Refinancing does not change your property taxes πŸ“’

I was talking mortgages with someone and they mentioned how a refinance can change your property taxes (it doesn't).
So I figure if one person thinks it, then others do too.

Even if you do a refinance, and your home appraises for double what you paid before, the county will not change your property taxes or valuation because of this. Your taxes won't change if you're just refinancing into a lower rate. And your taxes won't change even if you're doing a cash-out refinance.

Generally your taxes will only change if there's a change in ownership (i.e. you're adding or removing people from the deed).

Just helped someone with a HELOC. They paid off a ton of debt and also had $40k left over. Their debt was $2370/mo. Now the HELOC payment is $1765.33/mo.

HELOCs can be good for debt consolidation, and they're good for projects too. We have a self-led fully digital one online. If you've wondered about the true numbers for a HELOC you should check it out. Automated digital appraisal, automated income verification, automated soft credit check, etc etc etc

It gives you a formal offer without talking to a human (unless you want to). It lets you play around with the numbers so you can see how the rates and terms change. It doesn't hard pull your credit unless you accept the formal offer it provides:

Didn't qualify for the Dream For All lottery? Or maybe you didn't like the "shared equity" structure? There are MANY more assistance programs available year round!

- CalHFA MyHome: Provides enough assistance to cover the entire down payment. You just need money for closing costs. The assistance money has no monthly payment and only has 1% interest. No shared equity situation.

- GSFA Platinum: Similar to CalHFA. They add on a grant for medical workers, law enforcement, school employees, firefighters, paramedics and their support staff.

- Supreme Dream: Also covers your full down payment. You only need 600 FICO for this one.

- SmartSaver: No actual assistance, but it has no PMI and you only need a 3% down payment.

These programs require no lottery and can be used right now. DM me for info

PMI is annoying. It can discourage people from pursuing homeownership. They don't want to waste money on PMI, so they keep renting until they have a 20% down payment saved. Supreme's Smart Saver program (I call it our NO PMI program) is perfect for this. Only 3% down required, no PMI, regular rates, and only requires 640 FICO score.

There are some limits though. You can't use this program if you're a homeowner. It's available in MOST of the bay area, but not Solano County. And SOMETIMES it has an income limit (depends on situation).

DM me if you want an idea of how your numbers would look for a hypothetical purchase. Lots of people just message me an estimate of their credit score, I don't need anything fancy if you're just curious.
