If you're in my industry, this article is about 3 years overdue. The insurance crisis is real. The time it takes to write a new home policy has more than quadrupled because our team needs to approach alternative markets. Gone are the days of the 1 hour turnaround on a home quote. I want to thank all of our clients for their patience during this time as we work diligently to replace coverage.

We have many Fair Plan alternative programs and have been successful at keeping homeowners out of the Fair Plan when possible.

Insurance companies have never been as strict as we are seeing in the current market. Be sure that all of your insurance bills are on autopay, you have email and text notifications for billing issues, and that you do not ignore any of these - even if you're sure you've paid. If you cancel for non-payment, replacing coverage can take up to 30 days and result in much higher costs. If your mortgage company pays your insurance, consider removing the insurance from impounds and putting it on autopay. The most common cause of non-pay cancellations that we see are mortgagee billed policies not being paid on time.

San Luis Obispo County, like the rest of California, is facing homeowners insurance issues stemming from wildfire risk and policies causing insurers to leave.

First, we want to say thank you for the opportunity to help serve you or your clients insurance needs. As most of you are aware finding property insurance in CA is becoming more and more difficult. We are facing unprecedented challenges which I, nor any other licensed broker has seen in their tenure.

Recently the CA Fair Plan has had a system update to their processing and its leaving insureds and clients with unanswered questions and increased processing times outside of the normal service level standards. Present estimates are 20 business days to return a quote.

At this time, we encourage you to only approach one agent or broker to assist with CA Fair Plan. The increased number of submissions (reports are up to 8 on a single address) are making things take longer than normal and increasing wait times for closings and other insurance inquiries. As a reminder the Fair Plan pricing is the same regardless of the agent you use.

There are multiple agents in our community who are doing their best to help serve you and your clients at this time and the delays are out of their hands. We recommend that you choose 1 agent or broker at this time to submit the final application on a home. This will help release the pressure on the Fair Plan and increase your chances of renewing or closing on time.

We have had many clients and friends affected by recent flooding. Like Earthquake, Flood is excluded from most property coverage forms. In order to be covered for flood, you must purchase separate flood insurance. If you experienced flood damage and do not have flood insurance coverage, you may qualify for financial assistance from FEMA. See link for details.

San Luis Obispo County was added to the FEMA major disaster declaration (FEMA-4683-DR) and individuals are now eligible to apply directly to FEMA for assistance.

Had a wonderful evening spending time with our work family last night. We had our holiday party at Windows on the Water in MB. The service was top notch, food amazing, and ambiance incredible. That will definitely not be our last event

Teamwork makes the dream work… and it’s even better when one of your team members is an amazing chef! Thank you James for our 72 hour pulled pork sandos. He made bacon wrapped onion rings from scratch, and they were as good as they sound! I can honestly say this is the first time We’ve had a team member bring a blowtorch to work, but I’m definitely not against it.
