Control What You Can, Elevate Your Team

When I think about what made our LMU team successful, and what earned me a place in the record books, it wasn’t just talent. It was understanding my role and committing to it fully.

During the regular season, I focused on setting up my teammates and set the single-season assist record. But when the postseason came, everything changed. Controllables vs. Non-Controllables

Success, whether in sports or life, comes down to knowing the difference between what is in your control and what isn’t.

You cannot control if a referee misses a call, the weather on game day, or that your program’s budget is smaller than a Division I powerhouse. But you can control how hard you train, how you support your teammates, and how you prepare to contribute when your number is called.

It’s a reminder for parents: confidence and leadership can’t be forced from the sidelines. Kids have to develop it themselves through reps, challenges, and mistakes.

Too often, parents act like couch quarterbacks—shouting plays or critiquing every move. 🧾 What a P&L Loan Is

A P&L loan lets self-employed borrowers prove their income using their actual business performance, not the number they write off for taxes.
• The lender reviews a 12- or 24-month P&L statement to calculate monthly income.
• Sometimes the lender also requires business bank statements to verify cash flow aligns with what’s shown on the P&L.
• These loans are part of the Non-QM family — meaning they fall outside standard Fannie Mae/FHA underwriting but are still fully documented and regulated.

It’s ideal for:
• Real estate investors
• Small business owners
• Contractors or gig-economy professionals
who have strong revenue but heavy tax deductions.



💰 Why Rates Can Still Be Low

Even though Non-QM loans have traditionally higher rates, smart lenders who aren’t greedy are offering competitive pricing today — sometimes only 0.5% to 1.0% higher than conventional loans.

Here’s why:
1. Private capital competition. There’s more investor appetite for Non-QM mortgage-backed securities again, which lowers funding costs.
2. Tight underwriting. Lenders that truly understand P&L borrowers see lower risk than “no-doc” programs, so they can price better.
3. Volume vs. margin. Some lenders focus on building long-term relationships, not just quick profits — meaning they’ll price fairly instead of padding rates.
4. Secondary market normalization. Post-COVID spreads have narrowed, so Non-QM pricing is again near mainstream levels.



⚖️ Example

If a conventional 30-year fixed loan is 6.75%, a good P&L loan might land between 7.25% and 7.75% depending on credit score, down payment, and reserves.

That’s still a solid trade-off for borrowers who can qualify based on their true business income — not the adjusted taxable one.




In short:

A P&L loan rewards real entrepreneurs who actually earn more than their tax returns show.
And when your lender isn’t greedy — just smart — your rate doesn’t have to be punishingly high.
