SHORT SALES ARE MY SPECIALTY - When dealing with Short Sales there are numerous details to juggle. Having an agent with both Real Estate AND lending experience is a plus. In broad strokes, a Short Sale goes like this:

- Start with accessing property value
- Take extensive property photos - Inside and out
- Determine punch-list for seller to ready property for purchase

- Determine correct pricing for area and condition of the property
- Put together short-sale package (of the property seller) to get the bank on board
- Qualify viable buyers using my vast professional knowledge in loan transactions
- Put together package about buyer for the lender
- Present package to seller
- Set up backup offers in the wings
- Negotiate with lenders
- Closing

MILESTONES on MOST RECENT SHORT SALE

- Property under contract in 4 days
- Negotiate both 1st & 2nd lender
- All within 30 days
- Closing two-weeks later

I love this when my pup parents send me these photos of how their PVR'S kids are so much part of the family. Here is their Daddy sporting a shirt with GSP'S on it and two bandannas that were sent by relatives. They know the love they have for their "twins as the family calls them. Clover has her's on and in the background brother "Tag" with his. He was just not in a group picture.🤣🤣.
