Downtown San Jose started 2026 with strong momentum driven by major events across Q1.

Super Bowl LX, NVIDIA GTC, and March Madness brought increased foot traffic, stronger business activity, and sustained downtown engagement. Our TownePlace Suites by Marriott San Jose Downtown saw multiple sold-out nights during this period, reflecting continued event-driven demand.

These events created a consistent stretch of activity, underscoring the impact of major regional programming on downtown performance.

Looking ahead, the FIFA World Cup is expected to further build on this momentum across the Bay Area.

Downtown San Jose experienced significant growth in early 2026, driven by major events like Super Bowl LX and NVIDIA GTC, revitalizing the urban core and attracting visitors.

In San Jose, the cost of buying a home is now 173% higher than renting, according to the Silicon Valley Business Journal, highlighting just how far affordability has shifted.

"San Jose’s disparity reflects broader trends across California and other supply-constrained markets where limited inventory, strong job growth, and high demand keep home prices elevated. In some West Coast cities, the study found buying can cost four to five times more per month than renting."

For Urban Catalyst, this underscores the need for more multifamily housing in San Jose to support continued growth and improve housing accessibility.

During 2020 and 2021, historically low interest rates combined with rising savings and incomes pushed Americans into the housing market.

Downtown San Jose continues to gain momentum as a destination for major events, and this summer raises the bar.

San Pedro Square Market will host all 104 World Cup matches as part of a month-long Soccer Celebration featuring live broadcasts, fan zones, and community activations.

The impact is expected to be significant, with projections of $555 million in economic activity and approximately 260,000 visitors, surpassing even Super Bowl LX.

At Urban Catalyst, we see this as a defining moment for Downtown San Jose. These events bring steady foot traffic, support local businesses, and show the city as a vibrant, experience-driven urban center ready to welcome a global audience.

The month-long activation will offer free broadcasts of all 104 matches, interactive fan zones, exclusive merchandise, World Cup-themed food and drink specials, outdoor entertainment areas and family‑friendly activities.
