Summer is here, is it time to buy? Are we at the top of the market? Beginning of summer usually means a hot market, but is that true this year?

We have had 8 years of rising home values, can it continue? Low unemployment, and rising population along with low inventory has kept this market going very strong.

Are you considering retiring or taking the money and running? All of these questions are a good test for your own plan - this has been a long strange trip, and is a bird in hand good enough or do you hang on longer?

Tax laws have changed, and could change again next year with another election coming. Talking with your CPA is a good place to start, and your financial planner. Do you have enough for retirement? It always seems to come down to this. Talk to your advisors and see if it is time.

Productivity. Webster defines it as the quality or state of being productive. How would you define it for yourself and your career?

I define it as a vision of what your goals are and the action taken to obtain them. Think about it - it truly boils down to using your time wisely and working toward what you care about.

In lending, we use analytics, how many loan applications turn into closings? How much time is spent on an average application? How do we ensure we are highly productive for our clients? Do we coordinate well?

In business, there are metrics for nearly every measure of work - usually considering time and resource spent for the return or ROI. How do you measure your productivity? Your unit or group? Is there clarity in your goals and planning? Deadlines are a common tool, used as the target. When companies evaluate their team, productivity is a large part of the assessment. Higher productivity usually equals higher pay and demand for your service. How do you attract new clients? Higher productivity is a large aspect of it. Can you design it? Does your company train and teach it? Do your clients know your commitment to it?

Credit scores - you hear about them all the time. What do they mean? How do they impact me? What do I do to find out what mine is?

Credit scores are determined by a mathematical algorithm. The higher the credit score, the better. The score is impacted by 175 criteria, and most are easy to understand. Pay on time? Good for your credit. Pay more than your minimum or payoff your balances each month? Even BETTER.

What if your balance is near your credit limit? Not good - the interpretation is that you are maxed out. What if you have a lot of NEW credit? Bad news as it appears you are taking on credit that you have no history of handling timely.

Even the worst credit, bankruptcy and foreclosure can be improved.

Why is it so important that your lender and realtor work closely for you?

When you are buying a home, there are many moving parts. To get your offer accepted requires a strong focus and intent from your lender and realtor - they have to work cohesively as a team. When the lender does a complete review of your qualifications and limitations, it gives the realtor plenty of info about how to write the offer. For example, if you are putting less cash down, the realtor will look for other areas that may make your offer stronger - like a higher offer, or a faster close without contingencies. If you are putting more money down but need to sell your existing home, then they will ask for more time to close but emphasize that your down payment makes it an easier closing. Much of the transaction is creating confidence for the seller - meaning that your team is competent and that you are committed to closing on time. I often call the seller's realtor as part of my process to ensure that they understand how strong the client is, and that we are on target to close in a timely fashion. I often send proof of a loan approval, assets to show the down payment if needed, and reassure the seller of a smooth transaction promise. Having this benefit in a competitive market makes all the difference.
