Listing agents, you need to hear about this 👇

But first, if you just want my cute little fact sheet on this program, comment “rate relief” and I’ll send it over to you 🕺

This works for any seller, whether they have a mortgage or their house is totally paid off:

👉 seller goes into an agreement with Lisa Miriam loan service (company that’s offering this) to lock in an interest rate for their potential buyer

👉 the rate is locked in for 60 days, it’s a permanent buy down, so the rate is usually lower than any other rate in the market right now

👉 then you can advertise the monthly payment + interest rate that the next buyer will actually be able to get (if they work with me as their lender since we locked in that rate 😉)

👉 this beats giving out “seller credit” because people want to see affordability, and what better way than to secure a low rate for them?

👉 now your sellers have a greater pool of buyers who can afford that list price without needing to do a “price improvement” to capture those buyers!

So many agents add this in their listing presentation! Even if you’re in a competitive market, would it be so bad to get even more eligible buyers putting in offers for your sellers to look through? 👀

I already know what some people will say:

“Idc about service I just need the lower rate”

“Who cares about loyalty if someone is going to give me a better rate”

“Sorry but it’s just business, service and quality don’t matter when all lenders do the same thing”

And I’m not saying all those statements are totallllly wrong, but if you were to shop around for the lowest rate - you will find it.

You just need to know you’re also sacrificing some things that come along with that “low rate”

And also- rates don’t matter until you go under contract since you can’t lock em in until then anyway!

I’m all for informed consumers…

And that’s all this NAR settlement did!

All in all, I don’t think anything is really going to change in realtor commissions.

When you’re buying or selling such a large investment like real estate, you want to make sure you’re working with the best.

And a good agent (and lender 😉) is priceless.

P.S - none of this is going into effect until July. So we’ll see what happens between now and then 👀

ITS A TERRIBLE TIME TO BUY 👇🏼

….. unless you’re looking for a deal. Which happens when rates get to this level. 🤯

Don’t buy a house right now unless you want:

👉🏼 sellers to cover some closing costs / negotiate pricing

👉🏼 use the 1-0 buydown so you can get a lower monthly payment for the first year while you wait for rates to drop

👉🏼 get to negotiate terms since you won’t be up against a million other people that can afford that house if rates dip under 7 again

With how crazy real estate is getting, one thing is certain about it - it is an appreciating asset.

I really couldn’t help anyway at that point😅

When shopping for a lender, most people think it’s the interest rate that’s the most important.

But really, it’s trust.

How much do you trust that person who is helping you take out a seriously large loan, to get to closing without any surprises or extra costs at the very end of the transaction?

That’s why I’m all about underpromising and overdelivering 🕺

I’m constantly overestimating so if there ARE any surprises, they’re good ones that make the costs lower!
