Some good news for homebuyers: mortgage rates dropped again, reaching their lowest levels in nearly a month.

Here’s the quick explanation: When investors get nervous about the stock market, they often move money into bonds. That shift can help bring mortgage rates down.

For someone buying a home, a lower rate could mean a lower monthly payment or a little more room in the budget.

Agents: This is a great reason to reconnect with buyers who’ve been waiting and see how the numbers may have changed.

Let’s run an updated payment scenario and see what’s possible.

Mortgage rates gave buyers a little breathing room this week.

After hitting recent highs, rates dropped over the past several days, though today’s numbers show a slight move back up.

What’s behind the movement? Concerns about tech stocks helped boost demand for bonds, which can help mortgage rates come down. MBS, or mortgage-backed securities, are part of that bond market.

Does this mean rates will keep falling? It’s too early to tell. Inflation and economic news can still change the direction.

Thinking about buying? Let’s look at what today’s rates could mean for your monthly payment and budget

A little good news if buying a home is on your radar.

Mortgage rates had their biggest one-day drop in three months on Thursday. The average 30-year fixed rate fell about 0.09 percentage points. For example, that’s like going from 6.50% to 6.41%.

The day actually started with rates slightly higher. Yep, mortgage rates can change more than once a day!

So what helped rates drop? Headlines about the war in Iran played a part. Investors also bought more bonds, which can help push mortgage rates lower. There wasn’t one single reason behind the move.

For buyers, a lower rate could mean a lower monthly payment. Your exact rate depends on things like your credit, down payment and loan type.
