Doctors, are you thinking about investing in a syndication?

Check my article out before you do that.

I know why syndications are so attractive to doctors.
You're busy.

The last thing you want is a second job managing rental properties.

You invest, you forget, someone experienced runs the property.

But here's a question most physicians never ask:

How much of my money actually makes it into the real estate?

Invest $100,000, and roughly $88,000 reaches the property. The rest pays the people who put the deal together.

There's also a tax surprise in there that catches a lot of people off guard.

I broke down where the money goes and the five questions I'd want answered before writing the check (see the comment section)

Not an argument against syndications. Just an argument for knowing what you're buying.

πŸ“‹ Physicians are an SSTB, so the 20% QBI deduction phases to zero above the income threshold. Most of us get nothing.
But if your preparer leaves the SSTB box unchecked on Form 8995-A, the software hands you the deduction anyway β€” one the IRS can see you're not entitled to.
That mismatch can flag your return. Part I, line 1, box (b). Ten seconds. 🩺

πŸ”„ Found the right property before you sold yours? There's a 1031 that runs backwards.
An Exchange Accommodation Titleholder buys and parks the new property while you sell the old one. But it doesn't solve a money problem β€” it solves a timing problem. The EAT still needs funding, usually from you, and many banks won't lend to one at all.
Three hard clocks: 5 business days, 45 days, 180 days. No extensions. 🩺

He almost clicked "sell" on $2M of SpaceX β€” a move that would've sent ~$700K to the IRS. πŸ“‰

A Charitable Remainder Trust let him sell it inside a tax-exempt trust: zero capital gains tax, the full $2M kept working, an income stream for life, plus an upfront charitable deduction.

It's irrevocable and needs real legal drafting β€” not DIY. Sitting on a big gain? Let's talk β†’ linktr.ee/drtaxtor

⏱️ A 1031 defers your gain β€” until one date or one wire blows it.
Touch the proceeds for a single day and the exchange is dead. And that 180-day window? It's 180 days or your return due date, whichever comes first. Sell in December and it can close by April 15 unless you extend.
After day 45, your identification list is locked. No changes, no extensions. 🩺

Picking up 1099 work? Check your state before you check the tax math.
California doesn't allow an LLC to practice medicine at all β€” no PLLC either. It's a professional medical corporation, and that's the whole decision. Nevada gives you both options.
Where both are open: a single-member LLC files Schedule C, no separate return, no payroll. Elect S corp later when the income justifies it. 🩺
