Originally looked at duplexes as an investment but switched to a SFR, for now. Secured some credits and a huge price reduction as well. Slow and steady wins the race! This client and I had been working together since January, went into escrow on another property originally, but everything happens for a reason. She was able to get into this property with a super low rate in the high 5’s and get seller credit! I couldn’t be happier for her and her pups! This one came and went before I could make an official post! This was a 14 day close that we competed with multiple offers for, some being cash. Luckily our client had done the heavy lifting in advance and got their official loan approval and became a certified home buyer. We were also able to lock him in with a great rate and get some seller credit to sweeten the deal. Happy for my client, he will be closer to his children’s schools and sports commitments.

It’s always special being able to help family! Just opened escrow for my first time home buyers! We originally had them pre approved for a single family residence but an opportunity came up that was too good to pass up! Thankfully with the recent changes to down payment on conventional loans for multi family units they were able to put the minimum down. They will be able to use the rents from one of the units offset their mortgage, which In this market is huge. They were able to beat out other offers with the certified home buyer approval and sellers guarantee. The first of many properties under their belt! Happy to be a part of this journey with them! 🏡
