Being a real estate investor can feel like being in the Wild West sometimes 🏜️⁠

There's a lot of "Big Guns" out there who talk a big game 🤠⁠

But truth be told, many real estate investors are making one of these two major mistakes: ⁠

1. They either "go with their gut" and quick-fire at anything that might even sound like a deal⁠

2. They fall into analysis paralysis and never make a move on any deal that they come across, even if it's a great deal ⁠

Don't fall for these traps! ⁠

A true gunslinger knows when to pull the trigger on a good deal and when to holster that fire arm and wait for the next one. ⁠

Ok, the last couple of weeks have been CRAZY 😵‍💫

Our team at Hydra has completed 3 different types of deals in just under 12 days 💪

Deal #1 - Minden AKA “The Headache In the Country” 🏠

⛔️Exit Strategy - Wholetail

What Made This Deal a Success 🎉

→ This one was crazy! We found a great deal out in Minden, NE (the middle of nowhere) and the buyer really loved what we had to offer.

→ But, we couldn’t find any rehabbers out there and couldn’t complete the rehab ourselves, so instead we found a realtor to host open houses for us and found a retail buyer willing to pay asking price.

→ Problem was, we couldn’t assign the contract! So we had to get a little creative with our financing to complete this deal

→ But 48 hours later, we made it work!

Deal #2 - The Adams St. Beauty 🏡

⛔️Exit Strategy - Retail Fix and Flip

What Made This Deal a Success 🎉

→ This property sold for almost 10% over asking price and was only listed on the market for 6 days.

→ As expected, with limited marketing, there were multiple offers at or above asking price opening weekend.

→ This one was a slam dunk!

Deal #3 - The Twins🏘

⛔️Exit Strategy - Traditional Wholesale

What Made This Deal a Success 🎉

→ We were able to acquire a pair of adjacent townhouses in Lincoln and find a buyer for both in under 5 days!

→ Both were turnkey rental properties that were already cash-flowing like crazy!

→ We were able to find a buyer so quickly by applying an ancient, but under-used networking technique that not many people know how to master.

📌Here are my big takeaways from completing these deals:

→ Persistence is crucial in this industry and you have to be willing to get creative.

→ Nothing feels better than being an entrepreneur and supporting yourself through real estate while at the same time creating value in your community.

→ Having the right people on your team truly is everything.

Are turnkey rental properties all they're cracked up to be?

Well, if you like mailbox money coming in every month, then yes!

I'm covering the top four reasons why you should buy your first cash-flow rental property in a safe market.

First, rental properties usually have better cash-flow than the stock market or index funds. The S&P 500 has averages 8.2% returns while real estate averages 10.1%.

That's just the beginning! There's also insane tax benefits that stock and crypto just don't offer!

Appreciation is the third reason. Pretty self-explanatory. Your property goes up in value year-after-year and in some markets, jumped over 40% during the pandemic. PS - you can't live in stock :)

And finally, once you buy a property, you can refinance it, and buy more! Best part is, the tenant is paying down the mortgage AND there's some left over for you (if you buy right).

Why do most real estate investors start with wholesaling?

Well, here's four great reasons!

First off, it doesn't cost much to get started. In fact, you can get started with no money down at all!

Next, you can wholesale properties from anywhere! I've completed wholesale deals in San Diego, Washington DC, Boston, and Lincoln, Nebraska all from my living room!

Third, you can make a lot of dough for not much baking. You average around a $5-10k return for probably 3-4 hours of actually "work."

And finally, you're able to improve the community and add value to the surrounding neighborhood. It feels great to help the community and give new families a beautiful place to live!
