Productivity Problem

While AI may lead to sizable increases in labor productivity, that’s no reason to lower rates as Kevin Warsh suggests.

Productivity gains may not materialize, moreover the massive investment in AI/LLMs is pushing up prices for energy, chips, electrical equipment, plumbers, electricians, and so on.

Therefore, you probably see lower production costs from increased investment, and thus faster growth, but concomitant inflationary pressure.

To prevent it, rate hikes are likely. 📈

The headlines, current events, and whirlwind of things happening all over are not easy to digest.

I’m making a bet on it:

The current tension, uncertainty & unknown future ahead that can be felt, has some unknown musician, an unknown performance artist, or rising artist in some field of expression, in the zone.

They’re writing the next hit album, song or scathing lyric that define this time in history.

Or make the biggest movie.

Write the best book.

Either way, it’s important to remember that during every major shift in history, the best of human expression is always created and delivered.

Think about the music and art that’s helped society evolve after major wars or civil strife. Most all your favorite songs and movies are based on nightmares and the hope for better.

🚨 Market Alert: Mortgage Rates Facing Upward Pressure

We’re seeing a significant shift in the market this morning. Mortgage rate sheets are expected to take a hit as the 10-year Treasury yield surged to 4.30%—its highest level in four months.

What’s driving this?

• Geopolitical Tension: Markets are reacting sharply to developments over the weekend regarding the administration's push for Greenland.
• Global Bond Sell-off: For the first time in a long while, bonds are losing their "safe haven" status as investors pull back globally.
• International Influence: A major crash in Japanese bonds (with 40-year debt hitting record highs above 4%) is spilling over into U.S. markets.

The Bottom Line: Reprice risk is HIGH today. If you are mid-process, we should discuss locking sooner rather than later. Expect continued volatility throughout the week.

Tariff Totals

Two new academic studies analyzing tariffs essentially find that their indirect effects on production, consumption, and employment tend to swamp the effects on inflation. These studies find that tariffs tend to result in milder inflation or even deflation due to weaker manufacturing activity, reduced demand by business and households for imports due to higher prices, and slower employment growth because tariff shocks increase uncertainty felt by businesses.
