A lot of people stay on the sidelines too long waiting for the โ€œperfectโ€ time to buy, but her point is that once you can realistically afford the down payment and the numbers make sense, ownership starts doing something rent never will: it builds equity for you instead of for someone else.

Every rent payment keeps a roof over your head, but it does not move you any closer to owning an asset. Money drained from your pockets giving you anything back. You cover the landlordโ€™s mortgage, help grow their equity, and stay exposed to rent increases, all while owning none of the asset yourself.

That is why buying early can matter so much. The sooner you get into the market, the sooner your monthly payments can start building ownership, the sooner you benefit from appreciation.

The problem is that rent keeps draining money out of your hands without giving you anything back. You cover the landlordโ€™s mortgage, help grow their equity, and stay exposed to rent increases, all while owning none of the asset yourself.

No More 620 FICO Score!

Fannie Mae loans have been updated to remove the minimum Fico requirement of 620. This applies to Purchase, Limited Cash-Out, and Cash-Out transactions, and all occupancies for standard loan amounts and high balance loans with a fixed rate. Fannie Mae will rely on its own comprehensive analysis of risk factors within its Automated Underwriting System (AUS).

HOWEVER ... Some Mortgage Insurance companies have their own FICO score requirements. For example, ARCH, MGIC and Essent Guaranty have minimum credit score requirements of 600 for a 1-unit primary residence, including multi-wide manufactured homes.

So, let's say you a person has a 590 credit score and we get AUS approval, we might not get Mortgage Insurance approval. An alternative solution there would be Lender Paid Mortgage Insurance (LPMI) whereby the interest rate is increased to "self-insure" the loan. Or we can look at an FHA loan with scores down to 550!

No More Pennies? Now what??!

The U.S. Mint opted to no longer produce the Penny. With rising costs across the board, one cent may become obsolete. The production of the penny no longer makes sense... In 2023, the US Mint made 4.5 Billion pennies at a cost of $179 Million in tax payer's money. They said it costs $3.69 to make 1 Penny!!!

Retailers have already felt the shortage in pennies and are asking customers to round Up or Down to the nearest nickel. Well, until the nickels goes away!! It actually costs 13 Cents to make 1 Nickel!!

It is said that rounding to the nearest nickel will cost consumers around $6 Million. If we get rid of the nickel, it will then round us up to the nearest dime, which would cost us $56 Million!! (Economist Brandon Sheridan)

Will the penny really disappear? They stopped producing the Susan B Anthony dollar coin, but they're still in circulation. The also stopped making the $2 bill, but we still come across those as well.

There are still 250 Billion pennies in circulation, so they're not completely going away any time soon. Besides, we're eventually heading to a completely cashless system, in my opinion.
