If you own a business and your tax returns make it harder to qualify for a home, that doesn’t mean you’re out of options.
One option is qualifying with your bank statements instead.
Here’s the example from the video.
$100,000 a month in business deposits
$1.2 million a year in deposits
Using a 50% expense factor gives us $600,000 in qualifying annual income.
Divide that by 12 and we’re at $50,000 a month in qualifying income.
That kind of income could potentially support a multi million dollar home purchase here in San Diego.
The 50% expense factor is just an example. Depending on the business and loan program, we may be able to use a different expense factor.
Rates can also be higher than conventional financing and your down payment will depend on the program.
But here’s the part I want business owners to understand.
Taking legitimate business write offs doesn’t automatically mean you can’t buy the home you want.
There may be another way to look at your income without using your tax returns to calculate it.
