Many consumers are not aware of what dictates a proper credit report when it comes to obtaining a mortgage. Unfortunately 3rd party services like Credit Karma are not what the mortgage lenders will use, for a multitude of reasons. Therefore no matter whom it is that you choose to apply for a home loan with that person, if doing their job correctly will always need to do a credit pull. I take it very personally and treat each client as a personal relationship before, during and after the loan has closed. You have options when it comes to ensuring that you are not only getting the best loan, but making sure that who you are working with truly cares about you. I'm available 7 days a week. If you have not considered a mortgage refinance in the past 12 months you may want to. Rates are still historically low and chances are you may be eligible for a lower rate or may be able to eliminate paying mortgage insurance. My guarantee. Loan submitted to lender Thursday evening. Full UW approval back today. That's what happens when you submit a clean file and work with lenders who know what they are doing. Forget waiting 10 days for an approval. Cannot have it.... Speedy closings, great pricing is what is about. That's what my clients get.

A good Broker can do what Bankers can’t in tough times like these.
Today Chase has come forward and stated that their non CRA mortgage program will have a minimum requirement 20% down and 700 fico score. I expect the major banks to follow. This means if you make more money than the HUD median average for your area and yet you have an average credit score (680) or average down payment (10%) then Chase will not lend to you.
This is not surprising, I notice a local mortgage banker this weekend state they do loans down to a 620 credit score.
I just spoke to a realtor who said FHA changed their guidelines and now will not do any loan under 680 fico score!!!!!
FHA HASN’T CHANGED ANY GUIDELINE IN REGARDS TO FICO. THIS IS A LENDER OVERLAY. Your lenders overlay.

****Covid 19 Mortgage Update****
Fannie Mae and Freddie Mac plans to initiate a mortgage forbearance program which I think is a good thing for consumer directly affected by the Corona Virus.
As the above is being worked on all Mortgage Lenders are changing there model on how they will be doing mortgages , most lenders have discontinued Non Qm loans and even some jumbo loans, lenders have also increased credit score qualifications , some lenders are not lending fha to buyers with 660 credit scores below and if they do they must demonstrate the following 2 months reserves 5 years on job and a debt to income ratio no more than 45% the normal is 56.99 other lenders are going above the 45% but charging the consumer 50 bps which will increase there interest rate . These are just some of the changes that are taking place .

ALL BUYERS WITH LOAN APPLICATIONS PLEASE CHECK WITH YOUR CURRENT LENDER TO MAKE SURE THERE ARE NO CHANGES TO YOUR MORTGAGE .

REALTORS HAVE YOUR PRE-APPROVED BUYERS GET RE APPROVED FOR A MORTGAGE .
