Why do I need a new title insurance policy when I am refinancing?

The lender wants to make sure that the new loan is protected by a title insurance policy just like when you first bought your home. Some of the reasons are because you may have obtained a second trust deed or equity line of credit that the new lender needs to be aware of, to maintain its rightful first lien position. Sometimes people have liens placed against the property, even inadvertently, E.g., a mechanic’s lien by the solar panel company or a general contractor. Legal judgments are also recorded against the property, like tax liens or debt judgments. Child support liens and many other types of title “defects” can all cause a serious financial loss to the new lender unless he is effectively protected. Therefore, the need for a Lender’s Title Insurance policy! Hope you found this helpful. New Eviction Protection for Tenants signed into law. The new law, in effect September 1, 2020, protects tenants as long as they pay at least 25% of the rent due, until January 31, 2021. Tenants are still responsible for all past due rents but cannot be evicted if delay is related to COVID-19. Landlords may recover unpaid rents in small claims court, starting March 1, 2021

Real Estate in San Diego is as hot, as the weather outside!
I cannot believe how low the interest rates are these days and the opportunities that low rates bring to so many people in San Diego. Whether you want to lower the mortgage payment on your principal residence or take some of the equity to invest in another property, I really hope that you are being proactive For many people is an opportunity (that only comes every ten years or so,) to use some of the equity to buy a second real estate asset. 2018 Housing Market Forecast
by the California Association of Realtors (C.A.R.)

With the economy expected to continue growing, housing demand should remain strong...although a shortage of available homes for sales and affordability constrains will be a challenge.
The C.A.R. forecast sees a modest gain in existing single-family homes sales of 1%... "Solid job growth and favorable interest rates will drive a strong demand for housing," said C.A.R. President Geoff McIntosh.
The California median home price is forecast to increase 4.2% to $561,000 in 2018.
"Active listings have declined across all price ranges for the past two years,,,with tight inventory being the 'new norm'...at least for 2018, we'll continue to see fierce competition driving up prices, leading to lower affordability and weaker sales growth, according to C.A.R. Senior VP and Chief Economist Leslie Appleton-Young."
