Lender tip of the day!
This one is really unfortunate. Please don't shoot the messenger. DO NOT USE YOUR INSURANCE FOR A LEAK/FLOOD UNLESS IT'S CATASTROPHIC!! Utilizing your insurance will basically make you uninsurable for about 5 years. It's ridiculous. I've had clients that have had a really difficult time finding insurance for a new home purchase when they had a minor water claim many years ago. Lenders require you to have insurance on your property, but the insurance companies just want you to pay the premiums and not actually make any claims..

Lender tips of the day!

How much is your car payment limiting your home loan qualification? A $500 car payment will reduce your mortgage qualification by about a whopping $80k! And you may only owe $20k - $30k on your car for that $500 payment.

Consider paying your car off instead of putting more money down to either qualify for a larger mortgage or reduce your total payments. BUT (this is a BIG one), do not pay your car off without speaking with a mortgage consultant first. Believe it or not, paying your car off will temporarily drop your credit score (in the range of 10 to 40 points.) We have ways around that, DM me for assistance!

Hurray for our client! From contract to "clear to close" in 6 days!! 😃🙌Who you trust with your home financing does matter, even if you have an "easy" loan.

* We locked their rate in on an "off sheet" rate that was almost identical to rate sheet pricing (0.09% higher) for a savings of $1580 in points/closing costs.
* My production manager Trevor knows how to get a lot of underwriting conditions satisfied or waived without our clients having to jump through fiery hoops (one of his many talents.)
* I call the listing agent when your offer is presented to give them any information they need to make their sellers comfortable and to show that I'll be communicative and available throughout escrow. (Sadly this is not true for a lot of loan officers, from what listing agents tell me. They like to accept offers from buyers working with lenders that won't give them a headache.) I love when my buyers make an offer at 6pm on a Sunday so that I can really show that we're serious and available!

Two lender tips of the day!

1. When you purchase a home, that transaction becomes part of the public record. There are many companies that pull copies of recent recordings of property transfers for advertising purposes (which is completely legal.) You may receive anything from landscaping or home improvement solicitations to advertisements from mortgage lenders. Read any mortgage advertisements VERY carefully. Unfortunately, they often make it look like it's coming from your lender, and then in very tiny, fine print they disclose who they are and that they are not affiliated with your current lender. When in doubt, call your loan officer and ask.

2. If you purchased your home to occupy (as opposed to using it as an investment property), you will receive a form from the county to claim a homowner's exemption (or homestead exemption) on your property taxes. DO complete and return the form. The exemption will reduce your tax assessed value by $7,000, which will save you $70 - $80 per year in property taxes. (The equivalent of one "happy hour" check! 😆🥂) All counties in California have this exemption.

When is the best time to speak with a mortgage lender? Way BEFORE you're ready to buy a home! Why? We can help you properly plan, set yourself up to qualify for the best possible financing, and avoid pitfalls, including things that may not be intuitive. For instance, paying off a car loan will actually drop your credit score a fair amount, temporarily. Closing out credit cards may actually do the same. Mortgage Lender tips of the day!
• When you are purchasing a home and need to access funds for a down payment, you can typically borrow up to 50% of your vested 401k with your current employer, and you pay the interest back to yourself. Because of this, that payment doesn't count against you when you qualify!
• If you're lucky enough to get gift funds from a family member, neither you nor the giftor likely need to worry about the IRS tax consequences right now (or ever.) The gift amount is deducted from what you can inherit tax-free when your relative passes. That amount is $15mil for 2026.
• We can get your foot in the door with very little down. Even if you utilize a very small down payment, the mortgage insurance can be very low if you have good credit. I can help you get those credit scores up, let's plan ahead! Zero pressure, I like setting people up for future success. There are definitely some things that are counterintuitive, and it's best to get all of the information upfront. (Do I pay down debts or save for a down payment? Do I need more credit?)

If your regular property taxes are included in your mortgage payment, you don't need to worry about it, the lender pays it for you. If you purchased a home within the last 12 months, you'll receive a supplemental bill that you'll probably need to pay on your own - the lender doesn't receive a copy. Reach out to your mortgage consultant to see if your lender has enough funds in your impound account to pay it. And feel free to reach out to me with questions!

Lender tip of the day! If you purchase a property with your partner and subsequently get married, you NEED to update the property's title to reflect the marriage. In my experience, not a lot of people think to do that, and it can have taxation consequences if you get divorced or if one spouse passes away. It's a fairly simple and cheap process, reach out to me if you need assistance!
When shopping lenders, remember that rates are very important, but so is service, experience, knowledge, and willingness to help!
