Most lenders are posting mortgage rates a quarter percent less this morning due to the August jobs report - which came in below expectations. The average 30 year fixed rate is 6.29% (6.34% apr) today per CNBC. While the average 7/6 ARM is at 5.80% (6.92% apr).

Mortgage rates plunged sharply following the release of a weaker-than-expected August employment report. Rates are now at the lowest level since October.

The Federal Reserve has cut rates by 50 basis points. This marks the first rate cut in more than four years.
