This home came to us at a moment when selling felt overwhelming. Rooms were unfinished, spaces were worn down, and the idea of coordinating repairs or contractors just wasn’t realistic for the family involved.

We were grateful for the opportunity to step in, take on the work, and handle the renovation from start to finish, opening up the kitchen, bringing light back into the dining space, completing a bathroom that was never finished, and restoring bedrooms that needed a full reset.

You might think putting your home in a trust would simplify things—and it often does for estate planning. But when it comes to closing a real estate transaction, banks tend to pump the brakes.

Here’s why:
🏦 Lenders want clean, simple ownership.
Trusts add layers—trustees, beneficiaries, and legal language that needs to be reviewed.
📑 Extra legal review = delays.

The median U.S. monthly mortgage payment dropped to $2,679—its lowest level in nearly five months—driven by softening price growth and stable interest rates. The median asking price now sits at $403,000, up just 2.2% year over year—the smallest increase since mid-2023. Meanwhile, the median sale price rose only 1.6%, despite hitting a record high. Inventory is building (+11% YOY), while pending sales are down 1.7%, forcing sellers to get realistic. With just 27.5% of homes selling above list (down from 31%), and a growing share sitting longer on the market, buyers have room to negotiate.
