Mortgage Market Update | August 14, 2026
Buyers got a better rate story this week, but not an easier housing market.
Inflation moved in the right direction, and Friday's retail sales were weaker than expected. Together, that improved the outlook for mortgage rates.
Housing told a different story. Inventory stayed tight and home values kept rising.
That's why waiting for everything to improve at once can be frustrating. A better rate window may open without bringing lower prices or significantly more homes with it.
If buying is on your radar, know what payment works, keep your pre-approval current, and be ready when the right opportunity appears.
