Found this floor joist rotted after ripping out the old kitchen tile in my latest house rehab. This was under the dishwasher area. Unexpected and not cheap, but it is part of the business that you have to 'cushion' forwhen 'flipping' houses.Instead of replacing, we will shore it up on each side from underneath the house. Luckily there is a decent crawl space! Show us YOUR crazy rehab pics!

Had a great lunch meeting downtown yesterday with my buddy and fellow real estate flipper Erin Wicomb yesterday. He and Joey Ferrigno are partners and they are doing some amazing things. They have come a long way since I met them over two years ago! I love their new office space in the El Cortez building downtown. Congrats guys!
