Are home prices headed down for the long term? Unlikely!

Some buyers and homeowners fear a crash, while others are waiting for one. No one can predict the future, but more than 100 housing experts surveyed by Fannie Mae expect home prices to rise nationally through 2030.

That’s a forecast, not a guarantee—and it doesn’t mean prices will jump overnight or every market will follow the same path. Prices can soften along the way while still appreciating over time.

For buyers, a slower market can create opportunity: less competition, more time to make decisions, and more room to negotiate on price or seller credits.

The Federal Reserve raised its benchmark interest rate by 0.25%, bringing the target range to 3.75%–4.00%—its first rate increase since July 2023.

While the labor market remains relatively stable, rising oil and fuel prices related to the conflict with Iran have added new inflationary pressure. With inflation still above the Fed’s 2% target, this decision reinforces that controlling inflation remains its top priority.

The increase was widely expected and largely priced into the market. Now, we’ll be watching how the bond and mortgage markets respond as investors digest the Fed’s announcement and Chair Kevin Warsh’s comments.
