Rates caught a break this week. Here’s how it unfolded.

Tuesday started quietly, with investors stepping in after recent highs.

Wednesday looked like a setback when hot inflation data sent rates higher at the open. By the close, the market had reversed and erased the damage.

Thursday brought more hot inflation data, and rates improved anyway as a tech and AI stock selloff pushed money toward bonds.
It’s too early to call this a trend. Much of the strength is tied to nerves in the tech space, and inflation is still the thing to watch.

If you’ve been waiting on the sidelines, one good week doesn’t change the bigger picture. It’s a good moment to see where you actually stand.

Nobody talks about what happens to the house if you break up. If you're buying with someone you're not married to, you should 🏑

Bringing it up feels like predicting failure before you even get the keys.
So most people skip it. Not because they're careless. Because they're hopeful.
That makes complete sense. It's also exactly why most co-buyers end up unprotected.

Here's what most people don't realize πŸ“‹

Without a written agreement, the law treats co-owners equally.
Regardless of who paid more. Regardless of what you agreed to. Regardless of what you both understood to be true.
Verbal agreements don't hold up. Written ones do.

That's where a Co-Habitation Agreement comes in.
It defines who owns what percentage, who pays what, and what happens if one person wants out.
A roadmap for your co-ownership, clear and done before you need it πŸ“Š

This is for you if...
You're unmarried and buying with a partner.
You and a friend or family member are co-buying.
One of you is contributing more to the down payment and you've said "we'll figure it out" without knowing what that actually means.

Before closing is the only real window πŸ’‘
Before closing, everything is still a conversation.
After closing, everything is a negotiation.

This isn't about expecting the worst.
It's about respecting what you're building enough to protect it.
Clarity now beats conflict later. Every time.

Most co-buyers have never heard of a Co-Habitation Agreement until they needed one.
Let's talk before you close πŸ’¬

In 1971, the average mortgage rate was 7.33% πŸ“Š

If you waited for rates to drop before buying, you wouldn't have purchased a home until 1993.

That's 22 years of waiting.
22 years of rent checks.
22 years of building someone else's wealth instead of your own 🏑

Meanwhile, real estate values quadrupled.

The people who bought at "bad" rates?
They won.

The lesson hasn't changed πŸ’‘

Don't wait to buy real estate.
Buy real estate. Then wait.

The best time to start was yesterday.
The next best time is now πŸ’¬

The difference between buyers who close and buyers who don't usually comes down to preparation 🏑

5 things successful homebuyers do differently... and most people skip at least one.

They shop the payment, not the price πŸ“Š
Start with the monthly number that fits your life. Everything else works backward from there.

They go beyond pre-approval.
Underwriting approval tells sellers you're serious. Stronger approval means a stronger offer.

They actually sit down with their lender before they commit.
In person or on Zoom. No surprises. No guessing. Just clarity.

They keep their finances quiet until closing πŸ”
On-time payments. No new debt. No big moves. Stay boring. It works.

They ask questions early and often.
The only questions that hurt are the ones you didn't ask before it was too late.

Which one of these do you wish you'd known sooner? πŸ’¬

Condo financing just shifted, and the line between "easy close" and "financing nightmare" is thinner than most people realize. 🏒

Smaller projects actually got a break, many under 10 units now skip full review entirely. Investors gained ground too, the 50% owner-occupancy rule is gone, though individual HOAs can still restrict rentals on their own terms.

Larger buildings didn't get the same treatment. As of August 3, 2026, anything with 11+ units faces a full review no matter what, and even a hefty 20-25% down payment doesn't buy an exception anymore. Reserve requirements are tightening too, jumping from 10% to 15% by January 2027, with anything currently under 10% needing a reserve study now.

One small bright spot: ACV roof coverage is now allowed, which can ease insurance costs slightly while the rest of the property still carries full replacement coverage.

The real risk isn't any single rule, it's that two buildings can look nearly identical from the curb and land on completely opposite sides of these new lines. Finding that out after you're under contract is the expensive way to learn it.

Fannie Mae quietly changed how rental income works on a departing home, and it takes effect for applications on or after November 1, 2026. 🏑

The signed lease used to be enough to count rental income. Not anymore. Now it has to be backed by market rent, either a full appraisal with market rents, a 1007 form from an appraiser, or an approved market analysis tool (Zillow, Redfin, MLS) showing 3 comparable rentals.

The 75% offset rule stays the same, so that math doesn't shift. But there's a new wrinkle: 6 months of reserves may now be required on the departing home if the borrower doesn't have 12 months of documented property management experience.

One thing did get easier though, proof of first month's rent and security deposit before closing is no longer required.

Have a client planning to move up while keeping their current home as a rental? Worth running the numbers before November 1.
