A Debt Service Coverage Ratio of 1.0 typically means that there is not enough Net Operating Income (NOI) to cover 100% of the debt service. An apartment with a DSCR too close to 1.0 is vulnerable and can result in a minor decline of cash flow, which would lead to the inability to service the debt.
